CDA has announced plans for a large commercial project along GT Road in Islamabad. It is not a housing scheme. But big announcements bring sales pitches, so homebuyers should know the facts before they pay anyone.
What CDA Plans
- The project covers a 200-foot strip on both sides of GT Road, about 16 km from EME College to Nicholson Monument.
- Officials say about 2,000 kanals could become commercially usable.
- CDA expects to launch the project in phases in the coming months.
Our sister company Estate Tune covers the commercial side in its GT Road commercial project guide.
What It Means for Homebuyers
Reports describe a commercial project. They do not mention residential plots. CDA has not published prices, plot sizes, or dates. So any offer to “book” a plot near GT Road today has no official backing.
Nobody can say yet how the project will affect nearby home prices or rents. Treat predictions as opinion.
CDA Is Also Watching Housing Schemes
CDA says private housing schemes in Islamabad need an approved layout plan and a No Objection Certificate (NOC). Two recent actions show how seriously it takes this rule.
- On September 30, 2026, CDA ordered the sealing of the Green Homes/Valley marketing and site offices on Karor Road in Zone IV, according to ProPakistani.
- On October 2, 2026, CDA published a list of schemes that it says sell plots without approval, according to Bloom Pakistan.
Under its 2023 regulations, CDA can also seal the offices of agents and marketing partners who promote unapproved schemes. Choose a realtor who checks approvals first.
Five Checks Before You Buy
- Look up the scheme on CDA’s published list of unapproved schemes.
- Ask for the approved layout plan and the NOC. Read both.
- Match the seller’s papers to the owner and confirm the seller’s authority.
- Compare transfer costs. Zameen reported in April 2026 that CDA cut its transfer fee from 3% to 1% of FBR value. Confirm the current rate with CDA.
- Pay through traceable channels, keep receipts, and put every term in writing.
